Take the stress out of finding a personal mortgage Looking for a personal mortgage can be a stressful experience. But why should it be? Forget waiting for appointments with snooty bank managers and filling out long application forms asking for every little detail of your personal life. After all, you are the one giving them business. If they are going to make money off the interest you pay on your personal mortgage, they should have to bend over backwards to get your business. Thankfully, there is a new breed of lenders who have taken this approach to heart. A mortgage is a sum of money borrowed from a bank or building society in order to purchase a property. The money is then paid back to the Lender over a fixed period of time together with accrued interest. There are many different types of mortgages and there will be one out there that best suits you. Bad credit loansThere are essentially two different types of mortgage: Repayment only, (capital and interest mortgage) Interest only, (ISA, pension or endowment mortgage) One Time Close Loans Youre looking to build a home and do not want the extra cost of two closings (construction loan and permanent loan). One application, one closing and one set of closing costs. Interest rate is protected up to 12 months with a built-in Roll Down Option. Its a good idea to purchase a warranty for a resale home. The cost is usually only a few hundred dollars and your agent can help you choose the one thats best for you. As an added incentive, many home sellers purchase home warranties. These cover the home while the owner is trying to sell it and for a certain period of time after its sold. Also, definitely pay the few hundred dollars to have a home inspection. Its better to find out the roof needs to be repaired now, rather than two days after you close and the first storm hits. If your down payment on a home is less than 20 percent of the appraised value or sale price, you must obtain private mortgage insurance, known as PMI, with your lender. This will enable you to obtain a mortgage with a lower down payment because your lender is now protected against any default on the loan. The Index Most lenders tie ARM interest rate changes to changes in an index rate. These indexes usually go up and down with the general movement of interest rates, making your monthly payment amount rise or fall accordingly. What You Want: No doubt about it. In the current environment, you want a fixed rate mortgage. Rates on a 30-year fixed-rate loan are low, and though a fixed rate still costs more than an adjustable-rate mortgage, the difference between the two is not that great. The price of stability, in other words, is relatively affordable. If your monthly cash flow permits it, you might consider a 15-year loan. The monthly payment is higher, but you pay less interest over the life of the loan. You might pay even less for a more exotic loan -- one that stays fixed for seven years, for instance, and then adjusts. But the difference in cost is so minimal its hardly worth it. Note: The law does allow lenders to continue requiring PMI all the way down to 50 percent equity for so-called high-risk borrowers. Traditionally, those loans that are considered riskier include reduced documentation loans, in which customers provide less proof of income and other information during the approval process. Loans for people with spotty credit histories and higher debt-to-income ratios also fall into this category. Additionally, some FHA loans require payment of PMI throughout the entire life of the loan. Start the process of getting approved for your loan. Purchase, Refinance or Home Equity. There are many factors that go into the banks decision, from how long youve been at your job to how many credit cards you carry. The most important thing lenders look at, however, is your ability to meet your obligation to them, which is a function of your income and debt levels. To gauge your ability to pay, lenders look at a pair of numbers called the housing ratio and the total-obligation ratio. What else will I have to pay for? Special deals usually have an application fee of around £250-£300. You will also have to pay for a survey or valuation. Then there are your legal fees. Dont be tempted to cut corners and rely on the cheap valuation; its not detailed enough for you to make an informed decision on the state of your dream home. Also, it depends on how long you plan to own the home you are purchasing. If its less than five years, you may be better off with an adjustable-rate mortgage, or ARM. Ask about fees up front. Use the amortization calculator to figure in fees, insurance and tax payments. Still, the amount of interest you will pay may affect your decision on what type of mortgage you choose. There are different types of credit scores. Credit bureau scores are based solely on information in consumer credit reports. Other types of scores may also include information from credit applications or bank files. A credit score is calculated by a computer in your bank or at one of the national credit bureaus when a lender requests it. A score is a snapshot of your credit risk picture at a particular point in time. It changes as new information is added to your credit bureau report or bank file. .Loans Designed for Avoiding Traditional Private Mortgage Insurance (PMI) Ways to Avoid PMI In todays market, there are some new ways to avoid mortgage insurance even when you dont have the standard 20 percent down payment. Investigate mortgages that are insured by the Veterans Administration or the Federal Housing Authority. These government agencies guarantee the mortgages and may even get you in the house without a down payment. Mortgage Indemnity Charge (sometimes referred to as a High Percentage Lending Fee) These days, not much. Ideally, you would have enough cash for a 20% down payment, closing costs equal to about 3% to 5% of the purchase price, and enough left over to cover two or three months of monthly housing expenses. That gives you a big chunk of equity in your house upfront and makes the lender happy -- something that usually translates into a better deal. The trouble is, coming up with that much cash can be all but impossible for many first-time buyers. After all, were talking $40,000 on a $150,000 loan or $70,000 on a $250,000 mortgage.
