10 year mortgages, AK Alaska10 year mortgages - AK Alaska: mortgages, loans of any type, refinancing, quick easy online quotes, home equity loans, See if you could save on your mortgage today. Which is the better mortgage option for you: fixed or adjustable? Adjustable-rate mortgages (ARMs) can be very tempting to homebuyers, yet they carry a great deal of uncertainty. What if rates rise again? Thats why more than 75 percent of homeowners still opt for a fixed-rate mortgage. Now, on to our different home types. New Home -- One of the main advantages to a new home is... its new! New homes have new appliances, new plumbing, new roofs, new boilers, new electrical systems, etc. You get the point. You shouldnt expect to outlay money for repair costs anytime soon, and most new homes come with five- or 10-year warranties. Another advantage is the design process. If you sign a new home contract early enough in the building process, you can make some, if not all, of the decisions about the interior and exterior design. Fixed Rate In these type of mortgages your monthly payments are fixed and not affected by interest rate movements. This makes budgeting easier, but beware - after the initial fixed period you may be tied in to the mortgage for a number of years at a variable rate. In order to exit the mortgage you may need to pay a hefty redemption penalty. Default Failure of an individual to make payments on a mortgage at the correct time or to not comply with the mortgage companies requirements. For many people, especially first-time buyers, the lack of a down payment is the typical hurdle to homeownership, said Steve OConnor, senior director of residential finance at the Mortgage Bankers Association of America. Today, however, there are numerous special programs with low down payments, some specifically designed for first-time homebuyers. According to the Mortgage Bankers Association, there has been an expansion in the past few years of mortgages with low 3 percent down payments. You should check with your bank or financial institution about the requirements for any low down payment loans or first-time buyer programs they may offer. If a borrower has a history of poor credit usage then this is described as Adverse Credit. Poor Credit history can include County Court Judgements(CCJ), Bankruptcy, Mortgage arrears or any late payments on credit arrangements. How frequently does the ARM adjust, and when is the adjustment made? After the initial fixed period, most most ARMs adjust every year on the anniversary of the mortgage. Some ARMs adjust every three years, based on yields on three-year Treasury securities. The new rate is actually set about 45 days before the anniversary, based on the index at that time. How high could your monthly payment go if interest rates rise? Example: On a $100,000 adjustable-rate mortgage, there is maximum annual increase of two percentage points and a lifetime cap of six percentage points. Note: This is a worst-case scenario in that the interest rate rises to the maximum 2 percent each year. Still, you need to ask if you can afford the highest possible payment in such a worst-case situation. Year of ARM Rate Monthly Payment First year 5.75% $583.57 Second year 7.75% $713.46 Third year 9.75% $850.95 Fourth year (6% lifetime cap) 11.75% $993.04 (up $409.47 more than first year) |
